As life progresses for all of us, we will at times find the current place we live in, no longer meets our needs. When this happens, it may be time to buy a new home.
Step 1 - Talk With Me!
The first thing you need to know if you're looking to buy a home is to talk with me. Why? Because unless you have cash to buy a home you will need a loan!
We can set up a time to meet virtually or in person. When we meet we will go over your overall financial health (income, debts, assets & credit) to see if you can buy a home. If you can't, we'll go over what you need to do in order to be able to buy in the near future. If you can, then we'll talk about the different loan programs and also which ones would make the most sense for you and your situation.
If you want to run some general "how much can I afford numbers" use this calculator:
I work with some of the best agents and I highly recommend them to you. Why use an agent? Here are some reasons:
Step 3 - Find a Home
Finding a home is sometimes a very hard thing to do. Your real estate agent is critical for this part, but in addition to their vital help, here are a few other things you might find useful.
This is where your agent's expertise can shine and really help you out.
A few things to keep in mind when making an offer:
• Know your must-haves and nice-to-haves. o Neighborhood o Move-in Dates o Home Features
• Be prepared for a bidding war
• Don't let your emotions get the best of you o Trust your agent to be a voice of reason
Step 5 - Offer Accepted & Closing
Once the offer is accepted the ball then shifts to my court.
At this point we will lock in the rate and officially get started on the loan.
During this time you will complete a home inspection, home appraisal and deliver many income/asset documents to me.
Once the loan is approved we will then close on the sale of the home at the title company and the home is now yours.
I have a separate page on the website that goes into much further detail on the actual loan process. To watch those videos and understand more go to https://workharding.com/loan-timeline-videos.php
